The Villa

Unique location for gracious living

Casa Moricciani has a most unique location. Unique because it is situated within the historic center of a medieval Tuscan village, and yet, the scenery from the house and garden are of the countryside—with views stretching all the way to Montepulciano, Pienza, and beyond. The villa has the vast beauty of nature to enjoy from your back door, with all the conveniences of a village just a few steps from your front door.

Casa Moricciani is perfectly suited for groups up to 8 people who desire private, elegant living in Tuscany. The inside and outside living spaces are designed for gracious hospitality—entertaining conversations, meals at the dining table, outdoor grilling and picnicking, wine tasting, and more—moving effortlessly between the two venues.

The villa's stone walls, antique travertine marble staircase, vintage terracotta-tiled floors, open-beam ceilings, and sophisticated color palette provide a splendid frame for its elegant mix of plush furnishings and precious Tuscan antiques.

The villa has four comfortable bedroom/bathroom suites--two on each level. They are beautifully appointed with luxurious linens, superior hardware and bathroom fixtures, and well-designed lighting treatments.

The dining area on the ground level includes a beautiful antique china cabinet and dining table large enough for 8. The kitchen is completely equipped to prepare gourmet meals for fine dining as well as simple snacks. A door to the garden makes serving meals outside in the garden easy and convenient.

The living room is perfect for conversation before the fireplace, or having an Italian wine tasting, or watching a sports game on high definition satellite TV. The floor plan allows your group to move from kitchen and dining area to living room with maximum convenience and togetherness--a "great room" with Italian beauty!

The upstairs has its own versatile kitchen area and cozy den--a perfect retreat for those who wish to read, take a nap, enjoy a snack, or listen to music.

Outside is a beautiful stone terrace with outdoor dining table and chaise lounges. The garden area is beautifully landscaped--a grassy oasis to enjoy the sun, a simple Tuscan meal, and the gentle breeze.

For your maximum comfort, the villa is fully air conditioned.

Comfortable accommodations for groups of 2 to 4 people

When not rented as a private villa for 8, Casa Moricciani may be divided into smaller units to accommodate groups of 2 and 4 people—maintaining a sense of privacy to each group.

The ground level of the villa is perfect for up to 4 people, and includes two bedroom/bath suites, a large living room with fireplace, and a large kitchen with dining area. Guests will enjoy the ability to move outside from the kitchen, living room, and master bedroom of the house onto the beautiful terrace and garden overlooking the valley below.

The upstairs level may be rented as one large separate unit for up to 4 people and includes two bedroom/bath suites, a small kitchen, and a small living area. Or, it may be rented by two parties of two people each, with private entryways from the upstairs balcony terrace. Both upstairs suites have a romantic fireplaces.

Private parking

Casa Moricciani can be accessed immediately at the front door for luggage drop-off and pick-up. Private parking is provided below the villa with a short walk-up to the villa.
